5-Acre Properties in Rural NWA for your Tiny House

Here are four 5-acre properties in rural NWA that are ready for your tiny house, cabin, or full-sized home.

Tiny homes aren’t always allowed on small properties, but all of these allow them – but sometimes with caveats. Not all will allow turning your cabin or tiny home into a nightly rental, but some of them will. Some won’t allow a camper or tent while building. Details under each listing will say whether or not such a use is allowed.

Most of the land-only properties will come without utilities. You’ll have to have power, water, and septic installed. Alternative solutions are usually allowed, such as solar for power, rainwater/springwater collection, and incinerating or waterless/composting toilets* in lieu of septic. Sometimes the alternatives are absolutely necessary – if power is too far away, a well isn’t possible, or the ground won’t perk. It’s just a tip to keep in mind while shopping.

However, before opting for a property that will require alternatives, consider whether this is a property you intend to sell in the future, as the alternative solutions will most likely make it harder for buyers to get a mortgaged loan for it.

The rarest property is one that includes a cleared building site, live water, good access, and utilities already at the location. If that’s what you’re looking for, it’s a needle in the haystack. When that combination becomes available, it’s either priced accordingly or sells very quickly – or both. So be prepared to move quickly if that’s your criteria.

What’s the very first thing you should do if you’re shopping for land or a home?

Get pre-approved for a loan if you’ll need one, or have a Proof of Funds letter from your bank if you intend to use cash. With either of these in hand, you’ll have the best tools for an offer acceptance. Plus, if that needle in the haystack appears, you can act quickly to make an offer.

This one will allow tiny homes, but you are not allowed to use them as nightly rentals. Water and electric are ‘available’, meaning there are lines nearby for electricity and rural water nearby to tap into.

2. NC 8659, Jasper, AR 72641

No restrictions, and comes complete with a sweet camper and generator. Electricity is not likely nearby on this one, and you’ll need the alternative. There’s also a wet weather creek to enjoy. Access is 4wd recommended.

3. NC 8465, Parthenon, AR 72666

A mix of open ground and forest with views to love, accessibility, and proximity to upper Buffalo River. There is rural water nearby, so a tap is possible. Electricity and septic needed, but with the open sky space, solar is definitely an option here. No restrictions, so bring your camper, tent, or build a tiny home, cabin, or full-sized house.
