Some creative ideas to make the most of sloped ground

The biggest drawback to this property is that most of it is on a slope. If you have AWD or 4WD, you can decide to leave everything just like it is. The driveway is in great shape and doesn’t wash out. But it’s too inclined for small cars without AWD.

However, if you dream of potentials, this slope can also be it’s biggest asset when viewed with a creative eye. Here are a few ideas that can turn a sloped property into a work of art:

👁 Terraced gardens and landscaping

👁 Eventually build a cabin or house on the slope with large outdoor deck

👁 Eventually build a home with basement

👁 Re-route driveway to wind towards the home with switch-backs instead of straight-way, and landscape it to add beauty and functionality (erosion control)

The property is priced to allow for more investment later that can turn it into a spectacular resort-like abode.

Investment Potential

You’ll need to double-check, but I saw nothing in the covenants that preclude using this property for short-term rental. So it could possibly become an investment property.

There are minimum dwelling sizes, so if you decide to swap out the manufactured home for a cabin, you’d have to rebuild back with something at least 1200 sq ft. and have those plans approved before construction and inspected before occupancy.
