The Location
It’s located south of Eureka Springs and southwest of Berryville, AR off of Rockhouse Road near Kings River. Far enough away from town to offer privacy and solitude, yet near enough to commute to work or run errands.
Once leaving Rockhouse Road (CR 302) the distance via gravel road (CR 323) is 2 miles, and the road is kept up by the county. Suitable for most vehicles, but adequate ground clearance is usually a requirement for travel on all gravel roads and driveways outside of the urban areas. My AWD Nissan Murano does just fine and would also be good enough during winter under all but the most severe weather (ice or deep snow).

The Land & Utilities
Rich bottomland offers excellent locations for gardens. There’s plenty of room for horses, chickens, etc. to make a homestead capable of sustaining a family.
There are habitats on the property suitable for growing woodland medicinals, as well (American ginseng, goldenseal, bloodroot, black cohosh, etc.).

For you metal detectors, here’s a tease: The old Huntsville road also runs through the property. Over the years the owners have found many interesting things.

Water
The water well is 987′ and the pump has a new pressurizer. The water goes from the well into a 1000 gallon underground cistern for holding. All plumbing is pex (which has amazing resiliency against freezes).
The hot water heater is propane.
Also, there is a 1000 gallon septic tank with easy cleanout access.
A spring fed, crystal clear creek runs alongside the length of the west side of the property. While it trickles most of the time in dry weather, during droughts it does go underground. As with all creeks, it will rise out of the banks some during heavy rains.

Propane
The propane tank is 500 gallons and for a family of five, refills were every 8 months. Indoors, the refrigerator and range both operate on propane, as does the hot water heater and clothes dryer. There is plumbing for a propane heater in the home, too.
Wood Heat
Firewood sources are abundant on the property by taking advantage of any trees downed during winters or selective clearing as needed.
The wood stove is centrally located and the home has built in heat distribution mechanisms. There are ventilation channels and ceiling fans. This helps maintain a constant temperature and prevents ‘hot spots’.

This solar system was sufficient for the owner’s family of 5 most of the time. During winter, they did use a propane generator (does not convey) to provide additional heat during snowstorms. They didn’t use the heat setting on the mini-splits as it drains the battery life quickly. Wood, with generator assist is recommended for severe winter weather.
